WHO WE ARE

Introduction Narrative Letter
FINEHARD is composed of a group of professionals committed to build with the utmost quality while caring for our environment. Since 1999, we have focused our efforts on making the process of construction easy and affordable, and we have been successful in our goal. Whether we are building an office complex, a new custom-home, remodeling a building or doing any other type of construction, our ambition is to be precise and effective when helping you.
FINEHARD encourages the adoption of sustainable green building and development practices through the implementation of Green Programs that are supported by LEED (Leadership in Energy and Environmental Design) and the USGBC (US Building Green Council). We are LEED AP and Certified Green Advantage Builders and members of the USGBC (United Stated Green Building Council) and FGBC (Florida Green Building Coalition).
FINEHARD was founded in 1996. It has offices in Miami, Florida and has been involved in several projects with an outstanding performance and track record working in many “Class A” Buildings, all completed with the highest construction quality.
FINEHARD has developed and built several residential units, high-end homes, town homes and condominiums. We have also built offices and commercial spaces in Miami Dade County.
FINEHARD prides itself on always taking into consideration responsive site care, materials, and energy consumption. Our policies are building while valuing the environment, and encourage durable, recyclable materials, and sustainable construction practices. This provides and added a level of strength to our company.
Mr. Armando Pérez-Alemán, the principal of the company, is a Green Advantage Certified Commercial Builder and also a LEED AP truly committed to sustainable construction.
He has been directly involved in the construction trade since 1981, specifically in Miami-Dade County, directing and qualifying various companies. He is a General Contractor for the State of Florida since 1996. He is also a Plumbing Contractor Since 1985 and Journeyman Plumber since 1982.
In 1986 he funded his first Plumbing Company called “Sunward Corporation” working for Miami’s largest builders and completing in about four year more than 300 homes, large shopping centers and office buildings. Armando was nominated Plumbing Contractor of the Year by the Latin Builders Association in 1988.
In 1988 he founded a second plumbing company named A.P.A. Plumbing to focus on large scale projects and The Company still operates in Miami-Dade.
Today he is the President of Finehard Corporation, one of the largest builders of affordable homes in Miami-Dade County for the Infill Housing Initiative created by Mayor Alex Penelas in 1999, among other large scale projects with a proven track-record in managing projects and keeping them within budget, scheduling, and quality parameters.
All new, renovation and remodeling projects require a vital ingredient for accomplishment, which is the knowledge, the desire for quality and the ability to perform. We proudly believe on those ingredients and work diligently every day to maintain them.
Every single project at FINEHARD has a common denominator: quality work, proper budget, effective management and outstanding service. That is our goal, and our identity.
Sincerely,

Armando Perez Aleman. GC, LEED AP President of FINEHARD CORPORATION

WHY FINEHARD We are thinking and acting Green

FINEHARD encourages the adoption of sustainable green building and development practices through the implementation of Green programs that are supported by LEED (Leadership in Energy and Environmental Design) and the USGBC (US Building Green Council).
Our company believes that a sustainable building, or green building is an outcome of a design which focuses on increasing the efficiency of resource use — energy, water, and materials — while reducing building impacts on human health and the environment during the building's lifecycle, through better sitting, design, construction, operation, maintenance, and removal.
It is a fact the built environment has a profound impact on our natural environment, economy, health, and productivity. In the United States alone, buildings account for:
• 72% of electricity consumption, • 39% of energy use, • 38% of all carbon dioxide (CO2) emissions • 40% of raw materials use, • 30% of waste output (136 million tons annually), and • 14% of potable water consumption.
FINEHARD understands the scope of the green work, and focus on recognizing the theory of sustainability, has a good green construction practice and sustainability policy throughout the company.
As good green contractor we stay abreast of new green products entering the market and are able to evaluate their appropriateness for a given project analyzing its applicability. We will be finding whether the product meet the goals of the project; its availability, its cost impacts, checking ifs the green product is more or less expensive than a similar conventional product and why; and its constructability, being sure that is durable or that can be installed in a practical manner. We also take in consideration the Code impacts, closely inspecting if the product or process is allowed by code.
Good planning is essential to a successful green project that is why having a knowledgeable Green Contractor included early in the design process is the best planning strategy. We can offer as Green Contractor, during the design phase and throughout pre-construction, guidance and help when working with subcontractors and the project team.
FINEHARD can help the project team to consider various options while trying to design green, providing source of appropriate green materials, determine if any salvage or building reuse opportunities exist and plan accordingly and collaborate with the architect to incorporate green building language into the project specifications.
Prior to the start of construction, FINEHARD intensively involves with the Architect in working plans to successfully help implementing green building strategies. Examples include plans for erosion control, waste management and air quality.
Additionally, if the project is following a green rating system, FINEHARD have been certify and is prepared to handle all required information. FINEHARD will help to set up the necessary documentation and systems, when required, to allow accurate tracking and record keeping.
FINEHARD thinks that in the end, green building practices represent quality, value and durability and is part of the green building movement. We consider that green building practices represent good building practices. We realized that they are an invaluable link from the owner's development team, through design to implementation on the construction site, for the use of sustainable building products and methods.
